Interior & Selective Demolition in Jacksonville, FL

Precision interior demolition that removes exactly what needs to go — walls, finishes, and systems stripped out cleanly while the structure that stays is protected every step of the way.

When a building needs to be gutted, reconfigured, or partially taken down without disturbing the structure that stays, you need more than a sledgehammer and a dumpster. At Level Demolition & Waste Removal, interior and selective demolition is one of our core trades — we strip commercial and residential interiors down to the studs, deck, or slab, remove targeted structural elements, and hand the shell back to your builder clean, safe, and on schedule. We’ve done this work across Jacksonville and Northeast Florida since 2005, in everything from vacant retail boxes to occupied hospitals where the business next door never closes. We coordinate directly with general contractors, architects, and building owners, salvage and recycle what the job allows, and keep a clean, OSHA-compliant site so the next trade can start the moment we finish.

What It Is

Demolition with a scalpel, not a wrecking ball

Selective demolition means removing specific components — finishes, partitions, systems, or structural members — while everything that remains stays intact, supported, and undamaged. It calls for planning and restraint, not brute force.

Interior Strip-Outs

Demo to the deck or slab — flooring, ceilings, drywall, casework, and MEP pulled out so the space is a clean shell ready to rebuild.

Selective Structural Removal

Targeted beams, columns, slab sections, or bearing walls taken out only after the load path is understood and temporary shoring is in place.

Commercial Tenant Build-Outs

Clearing a previous tenant’s improvements so a new lease can start fresh — coordinated around landlord requirements and turnover deadlines.

Wall & Partition Removal

Opening up floor plans by taking down bearing and non-bearing walls, with framing, doors, and finishes hauled off in the same pass.

Ceiling, Flooring & MEP Take-Out

Grid ceilings, glued or floated flooring, and abandoned mechanical, electrical, and plumbing runs removed cleanly and completely.

Protecting What Stays

Floors, storefronts, elevators, and adjacent suites masked, padded, and sealed so nothing that stays behind gets scratched, cracked, or coated in dust.

Where It’s Used

Made for occupied, active buildings

Most interior demolition happens inside buildings that are still in use — which is exactly the environment our crews are trained to work in. From single-suite tenant turnovers to whole-floor gut jobs, we scale the crew, the schedule, and the containment to match the setting.

Offices & Corporate

Floor-by-floor renovations and reconfigurations, phased so tenants on other floors keep working through the project.

Retail & Shopping Centers

Storefront and in-line space turnovers timed around mall hours and the neighboring stores that stay open next door.

Restaurants & Hospitality

Kitchen, dining, and bar strip-outs — including grease-laden equipment, hoods, and walk-ins — for fast concept changes.

Hospitals & Healthcare

Infection-control-conscious demolition with sealed containment so patient-care areas nearby are never compromised.

Occupied & Live Buildings

After-hours and weekend work that keeps dust, noise, and disruption away from the people still using the space.

Schools & Institutional

Summer-break and off-hours classroom, lab, and common-area renovations delivered on tight academic calendars.

Our Process

Controlled from first cut to final sweep

A repeatable sequence that keeps the work safe, clean, and predictable — even in the middle of a busy building. Every phase is documented and coordinated with your schedule so there are no surprises on site.

Walk-through & plan

We map what stays and what goes, verify load paths and utilities, and set a protection and phasing plan with your team.

Isolate & contain

Poly barriers, floor protection, and negative-air or dust control go up before any demolition begins.

Careful, sequenced removal

Systems are de-energized and capped, then materials come out in the right order — top-down, clean, and controlled.

Haul-off & handoff

Debris loads into our own roll-offs, recyclables are diverted, and the space is swept and handed back build-ready.

Why It Takes A Pro

The risk is in what you can’t see

  • Load paths — a wall that looks like a simple partition may be carrying the floor above; pulling it without shoring invites a collapse.
  • Live utilities — active electrical, gas, water, and data often hide inside the very walls being removed and must be traced and capped first.
  • Containment — dust and debris travel through shared HVAC and ceiling plenums fast; without sealed containment, one suite’s demo becomes the whole building’s problem.
  • Hidden hazards — older Jacksonville buildings can hold asbestos, lead, or mold that has to be identified and handled to code before demolition starts.

Getting any one of these wrong turns a routine remodel into a safety incident or a stop-work order. We’ve been doing this since 2005 — fully licensed, insured, and code-compliant, with license details provided directly to GCs and property owners upon request for verification.

Interior Demolition FAQ

Common questions

What is selective demolition?

Selective demolition is the removal of specific parts of a building — certain walls, finishes, systems, or structural members — while the rest of the structure stays in place and intact. It’s the standard approach for renovations, tenant turnovers, and remodels where only part of the space is coming out.

Can you work in an occupied building without shutting it down?

Yes. Much of our interior work happens in live offices, stores, and medical buildings. We phase the work, seal off the demolition zone, and schedule the loud or dusty stages after hours or on weekends so the rest of the building keeps running.

How do you control dust and debris?

We build sealed poly containment, protect floors and finishes, and run negative-air or HEPA dust-control equipment where needed. Shared HVAC returns are isolated so dust doesn’t travel through the building, and debris is carried out along protected paths and loaded straight into our own roll-off containers. In healthcare and food-service settings we tighten those controls further to meet infection-control and air-quality requirements.

Do you remove structural walls and beams?

We do — but only after the load path is verified and temporary shoring is engineered and installed. Removing a bearing element without proper support is dangerous, so we handle it methodically and to code.

Do I need a permit for interior demolition in Jacksonville?

Most interior demolition that touches structure, walls, or building systems requires a permit through the City of Jacksonville. Older buildings may also need an asbestos survey before any material is disturbed. We’ll tell you what your specific scope needs and can coordinate the permitting and surveys so nothing stalls the job.

How do you protect the parts of the building that stay?

Everything that stays — floors, storefronts, elevators, fixtures, and neighboring suites — gets masked, padded, and sealed before we start. Protecting what remains is as much a part of the job as removing what doesn’t.

Planning an interior demolition?

Tell us what’s coming out and what has to stay — we’ll strip it clean, protect the rest, and keep your project on schedule.
